Buying in Dubai is the easy part. The UK side is where British buyers slip.
Most people start with where to buy. The expensive mistakes I see come from mixing up three separate questions: what you can own in Dubai, where you’re tax-resident, and what your UAE visa status is. The UK decides the second one, not Dubai.
I bought my first house when I was 23. Since then I’ve renovated, converted, run HMOs, been a landlord, made money, lost money, learned the hard way. As a UK landlord I’ve looked after 18 tenants, and I’m now selling my last few bits of UK property. This page gives you the short version. The detail is in the UK Buyer’s Guide to Dubai Property, 2026–2027, the 44-page guide my team at Veer & Sant built from registered DLD data, not asking prices.
The short answer
- Yes, you can buy from the UK. Any nationality can own freehold in Dubai’s designated areas. You don’t need a visa or UAE residence.
- Budget about 7% on top of the price for fees. That’s about 6.8% if you pay cash and 7.2% with a mortgage.
- As a UK resident, you’ll usually borrow 50–60% at most. The 80% you see advertised is for UAE residents.
- Dubai doesn’t tax your rent. The UK may. If you’re UK-resident, Dubai rent and gains are taxed in the UK.
- Judge it on net, not gross. In our worked example, a 6.3% gross yield becomes 2.32% for a higher-rate UK taxpayer.
| Stage | Yield |
|---|---|
| Gross, as advertised | 6.3% |
| Net, after service charge, vacancy, management, maintenance and insurance | 3.87% |
| Net, after UK tax at the basic rate (2026–27) | 3.09% |
| Net, after UK tax at the higher rate (2026–27) | 2.32% |
The stress tests (rent down 10%, two months empty, service charge up 25%) and the leverage maths are on pages 39–40 of the guide. For the full UK-versus-Dubai comparison, read Dubai Property ROI for UK Investors.
Can buying property get me a UAE visa?
It can. A completed home in your name can support a two-year Taskeen visa. Property worth at least £412,000 (AED 2m) can support a 10-year Golden Visa. But a visa doesn’t end your UK tax residence. My honest view: choose a home that makes sense without the visa. Overpaying to get over AED 2m is an expensive residence permit.
Before you sign
The last page of the guide is one test: if you can’t say it, don’t sign it. Can you say why you’re buying and for how long? How the UK will tax the rent and the gain? That the numbers still work after every cost, UK tax and a bad year? That your wills cover the property in both countries? If any of those is a “not sure”, that’s the conversation to have first.
