British terraced street blending into the Dubai skyline, illustrating how the UK Budget 2026 changes a Dubai property budget

The UK Budget Just Changed Your Dubai Budget

The Budget on 28 October didn’t just change the government’s budget. It changed yours.

From 6 April 2027, tax on UK rental profit is set to rise to 24%, 44% and 49%. If you’re a higher-rate landlord with a mortgage, more than half of what you actually make can now go in tax.

I bought my first UK house at 23, and I’ve been a landlord ever since. Today I live and invest in Dubai. Since the Budget, I’ve had the same question almost every day: “Should I just move my money to Dubai?” And I keep seeing the same mistake. People compare a Dubai asking price with a UK asking price.

That’s the wrong comparison. The only number that matters is what you keep, in pounds, after every cost and every tax. That’s what I’ll work out with you here.

Key takeaways

  • UK rental tax rises to 24%, 44% and 49% from 6 April 2027, two points more than announced a year ago. Mortgage interest relief is only expected to rise to 24%.
  • Dubai’s edge isn’t tax-free rent while you stay UK resident. You still declare Dubai rent to HMRC.
  • Compare options in pounds kept after tax. On my example, a Dubai flat keeps about 79% more once you’re properly non-UK resident.
  • Budget about 7% on top of the price to buy a resale flat in Dubai in cash. It can swallow one to two years of after-tax rent.
  • The timing of a move matters. When you buy in Dubai, before or after you leave the UK, can change the tax if you ever come back.

What did the UK Budget 2026 change for landlords?

The Budget added another two percentage points to tax on property income, on top of the two points announced in 2025. Both take effect on 6 April 2027, once the Finance Bill 2026/27 becomes law.

Additional rate45%47%49%

Three other changes land around the same time:

  • Mortgage interest relief is expected to rise from 20% to 24%, the basic rate only.
  • Your personal allowance will go against your salary or pension before your rent.
  • Making Tax Digital reaches landlords with qualifying income over £30,000, with quarterly updates.

Here’s what that does to a higher-rate landlord with £20,000 of profit before interest and £8,000 of mortgage interest. Today they pay £6,400 in tax and keep £5,600. From April 2027 they pay £6,880 and keep £5,120. That’s 57% of their real profit going in tax.

The real pain is the gap. You pay 44% on the rent but get only 24% back on the interest, so the more you borrow, the harder it bites. I covered the wider squeeze in Section 21 Is Gone and Rental Tax Is Rising, which I wrote before this Budget added another two points.

Dubai’s edge isn’t tax-free rent. It’s your residency.

For a UK tax resident, Dubai’s advantage is not tax-free rent. Dubai doesn’t tax an individual’s rental income, but HMRC still expects UK residents to declare foreign rent. So I compare every option in the same unit: pounds kept a year, after tax, for every £300,000 invested.

£300,000 invested in cash: what you keep each year

OptionNet rent a yearTaxKept a year
UK buy-to-let, £20,000 profit£20,00044% UK£11,200
JVC flats in Dubai, you stay UK resident£19,38044% UK (assumed)£10,853
JVC flats in Dubai, you’re properly non-UK resident£19,380No UAE income tax£19,380

Illustrative, higher-rate taxpayer, no mortgage. Dubai figures use JVC’s net yield of 6.46% (REIDIN, September 2026, via Veer & Sant). Assumes the new UK property rates apply to overseas rent: confirm this with a UK tax adviser. Ignores buying costs and capital growth.

Two things jump out. While you stay UK resident, a Dubai flat and a UK flat land in roughly the same place after tax. Once you’re properly non-UK resident, the same Dubai investment keeps about 79% more than it would while you’re UK resident, and about 73% more than the UK flat.

That’s the real decision. It isn’t “UK or Dubai property”. It’s “where will I be tax resident, and for how long?”

What does a Dubai property really cost to buy?

Budget about 7% on top of the price for a resale flat bought in cash. On a AED 1.47 million flat, about £300,000, that’s roughly AED 100,000 to AED 105,000, or £20,000 to £21,000.

This is the line most UK buyers leave out. In my example, buying costs swallow about two years of after-tax rent while you stay UK resident, and about one year once you’re non-resident.

Four more things belong in your budget:

  • A mortgage costs more to set up. Add 0.25% of the loan to register it, 0.5% to 1% for the bank’s fee and AED 2,500 to 3,500 for a valuation. Non-residents can usually borrow only 50% to 60% of the price (Real Estate Club Dubai).
  • Service charges are paid every year. They’re priced per square foot and vary a lot by building, so ask for the latest bill before you offer.
  • Rents have softened. Dubai rents fell 7% in the year to Q3 2026, while prices were broadly flat (CBRE, via Arabian Business). Budget on today’s rent, not last year’s.
  • The pound moves. The dirham is pegged to the US dollar, not sterling. I explain what that costs you in Your Dubai Property Is a Dollar Asset.

Off-plan works differently. You usually pay a 10% to 20% deposit plus the 4% DLD fee, with the rest paid during construction into the project’s escrow account.

Your options if you’re thinking of leaving the UK

There are four realistic routes, and the right one depends on where you’ll be tax resident. Your UK rent stays taxable in the UK wherever you live, and the UK–UAE tax treaty doesn’t change that.

Four routes for UK landlords

RouteYour UK rentYour Dubai rentBest for
1. Stay UK resident, keep UK rentalsTaxed in the UK at the new ratesNot applicableLow-debt landlords happy with their numbers
2. Stay UK resident, add a Dubai propertyTaxed in the UKDeclared to HMRC, taxed in the UKSpreading risk into a dollar-pegged market
3. Move to Dubai, keep UK rentalsStill taxed in the UKOutside UK tax once you’re properly non-residentKeeping a UK base or pension income
4. Move to Dubai, rebalance into DubaiGone, after UK capital gains tax on the saleOutside UK tax once you’re properly non-residentMaking a long-term move

General information, not tax advice. Sources: Alliotts and LITRG.

Three things that catch UK movers out

  1. A visa doesn’t make you non-resident. The UK’s Statutory Residence Test decides that, based on your days in the UK, your work and your ties. Working full time abroad with fewer than 91 days in the UK is one of the automatic tests.
  2. Your letting agent may hold back 20%. Under the Non-Resident Landlord Scheme, tenants or agents can deduct basic-rate tax from your rent. You can register with HMRC to receive it in full and pay through your tax return instead.
  3. When you buy in Dubai can matter. If you return to the UK within five years, gains on assets you held before leaving can be taxed in the year you come back. Assets bought while you’re abroad are normally not caught (LITRG). Plan the order of your move with your adviser first.

Selling UK property after you leave doesn’t avoid UK capital gains tax either. Non-residents still pay it on UK property and must report within 60 days of completion. If you’re weighing up the move itself, I’ve run the numbers on what a tax-free salary is actually worth.

Where does your budget go furthest in Dubai?

Start with your goal, not the area. Income, growth and residency each point to a different budget. In Dubai, cheaper areas tend to pay more rent for every pound, while prime areas are more of a bet on prices rising.

Prices and net yields after service charges from Veer & Sant (October 2026; REIDIN, September 2026). Yields are historic averages, not guaranteed returns. Converted at £1 = AED 4.896.

Two budgeting ideas UK buyers rarely consider:

  • One flat or two? £300,000 could buy one Marina flat or two JVC flats. Two units spread your tenant risk, but you pay two lots of service charges and buying fees.
  • AED 2 million is a budget line, not just a price. At that level the property can qualify you for a 10-year Golden Visa. If you might move, that can matter more than an extra 1% of yield. Check the current rules before you buy.

The shortlist I’d start from, with live listings, is on the best properties in Dubai page at Veer & Sant. For the full buying process from the UK, download The Ultimate Guide, or read what I’d want to know before paying a deposit.

Before you decide

  1. Work out your after-tax number for each UK property, from April 2027.
  2. See a UK tax adviser before the year-end rush, especially on residency and timing.
  3. Compare every route over 5 to 10 years, in pounds kept, after buying costs.

Conclusion: don’t guess, run the numbers

April 2027 is a date, not a deadline to do something drastic. My rule is simple: know your after-tax number first, take UK tax advice second, and only then decide whether to hold, restructure, sell or look at Dubai.

Does the UK Budget 2026 affect UK landlords who buy in Dubai?

Yes, if they stay UK tax resident. Rental profit from UK property is set to be taxed at 24%, 44% or 49% from 6 April 2027, and Dubai rent must still be declared to HMRC. Whether the new property rates also apply to overseas rent is one to confirm with a UK tax adviser.

Is rental income from Dubai property tax-free for UK residents?

No. The UAE doesn’t tax an individual’s rental income, but a UK tax resident must declare Dubai rent to HMRC. It usually falls outside UK tax only once you’re properly non-UK resident under the Statutory Residence Test.

What are the costs of buying property in Dubai?

Budget about 7% on top of the price for a resale flat bought in cash. That covers the 4% Dubai Land Department transfer fee, a 2% agency fee plus VAT, trustee and registration fees, and conveyancing.

Can a UK resident get a mortgage in Dubai?

Yes, but non-residents can usually borrow only 50% to 60% of the price. Expect to add 0.25% of the loan to register the mortgage, plus a bank fee and a valuation.

Do I still pay UK tax on my UK rental if I move to Dubai?

Yes. Income from UK property stays taxable in the UK wherever you live, and the UK–UAE tax treaty doesn’t remove it. You can register under the Non-Resident Landlord Scheme to receive your rent without tax deducted.

How much do I need for a Dubai Golden Visa through property?

Property worth at least AED 2 million, about £408,000, can qualify for a 10-year Golden Visa. Off-plan or mortgaged property can qualify under set conditions. Check the latest official rules before buying.

What’s the best area in Dubai for a £200,000 budget?

Jumeirah Village Circle (JVC) is a common choice, with a median studio or one-bed around AED 950,000, about £194,000, and a historic net yield of 6.46%. Arjan and Dubai Production City (IMPZ) sit at similar or lower prices.
